Ixtapa
Ixtapa is a beautiful seaside resort in the state of Guerrero on the southern half of the Mexican west coast, lined by the beauty of the Pacific ocean. The sunbathed beaches on which Ixtapa lies were converted into a modern resort in the 1970’s on an area which used to be a coconut plantation and a mangrove estuary. Despite its deliberate development by the government as a resort destination, much of the land in Ixtapa has been designated as an ecological reserve. Thus, there are a set of guidelines that hotels must follow to protect the natural beauty of the area.
 
The resort is approximately 144 miles from Acapulco. It is a great place to practice different activities such as world class golf, diving, swimming and fishing, among other things. In fact, there is a new set of nautical facilities and a marina with over 600 yacht slips.
This pacific ocean destination, which has been described as a smaller Acapulco, is only 5km away from the more modest Zihuatanejo which, despite the transformation of its neighbor, has kept an old fashioned charm. The contrasting areas which boast 10 distinct beaches of azure waters have a combined population of approximately 8500 inhabitants. The bay is surrounded by hills, cliffs, and rocky shoals which add to the picturesque nature of the resort. To give you an idea of the beauty of the area, you may recall the paradise getaway talked about in the movie “Shawshank Redemption”. Those images were filmed on the Ixtapa-Zihuatanejo beaches.
 
Ixtapa is truly a beach paradise where you can take advantage of the flashy ambiance of a modern resort while having easy access to a more quaint and low key destination only a few kilometers away.
Ixtapa Real Estate
It is definitely worth considering Ixtapa as a place where one can invest in a vacation home or retirement villa. There are several areas where you can find homes on the fairway, on the beach, in a Mexican neighborhood or on a hillside with great views.
It is always difficult to compare Real Estate in Mexico to Real Estate in the US because of inherent differences that come from being in a different country. Yet in this case it is possible to say that prices for homes and condos, as well as construction prices, are similar to those in the US. Two bedroom condos cost from 90,000 to 500,000 USD, and properties with ocean views are quite a bit more expensive. Nonetheless it is also possible to find less expensive homes in town in more traditional neighborhoods.
The marina area is a good option for condominiums and homes with private docks. Porto Ixtapa also offers condominiums for sale. There is one development overlooking La Ropa Beach and Zihuatanejo Bay that is also a condo development with a spectacular view.
